A retrospective planning application is a request for permission to retain development or changes that have already been carried out without prior planning consent.

Outstanding service doesn’t have to come with a hefty price tag. Our initial advice is free. Our standard retrospective applications service is priced at £675  – applicable to most developments and £1250 if the application is for major or complex development.

Minor development comprises householder applications (extensions, loft conversions etc), change of use, adverts and developments of up to 9 dwellings. Major development is pretty much everything else!

No, retrospective planning approval cannot be guaranteed, as each application is assessed on its merits against planning policies and regulations, but a well-prepared application increases the likelihood of success.

A review of the history, evidence and issues, a full set of planning drawings, a comprehensive planning statement which describes the site, identifies and describes the constraints, checks planning history, analyses National and Local Policy, identifies material planning considerations, highlight the valid planning issues, builds strong narrative for the proposal’s approval, linking to National and Local Planning Policy, presents a summary of issues and conclusion. After RPE submits your retrospective planning application, the local planning authority will review it, conduct a consultation with relevant stakeholders, and assess it against planning policies before deciding to approve, refuse, or request modifications.
